Landscaping: Includes 500+ very old olive trees, three-centuries old cypress trees (among the tallest in Italy). Chestnut trees of the prized Marroni variety.

Governing Town: Massa Martana

Zoning: E1 area, agricultural with hydrological restrictions. Governed by Massa Martana Construction plan, approved in 1974. Regional Acts (1997 and others) require preservation of certain farming areas. Under current zoning, development may occur in at least two ways: 1) Expanding the volume of existing structures 2) via an urban and building approval plan. No restrictions on underground construction.

Within a short distance from the borgo's pristine surroundings are wonderful restaurants and spas, natural wonders like the country's highest waterfall (Cascata delle Marmore) and places and towns of deep cultural and historical significance like  Todi, Assisi, Perugia, Orvieto, Gubbio, Spoleto, Spello and many others. (Massa Martana is about 90 minutes from Rome airport, and 2 hours from Firenze. In less than 4 hours one can drive to Venice and Milano)

Umbria is famous for its Festivals and cultural events that have been handed down throughout the centuries. La Festa dei Ceri in Gubbio, l'Infiorata in Spello, the Joust of the Quintana in Foligno, and of course The Festival dei Due Mondi in Spoleto, Umbria Jazz in Perugia, and the famous festivals of truffle and chocolate near Perugia.
